Legal (Surface Only):  SW/4 of Section 33, Township 27 North, Range 12 W.I.M., Alfalfa County, Oklahoma. - Surface Only.  

Farm Location: From the Woods County / Alfalfa County line on Hwy 64, travel 2 miles east to CR 530 road, then two miles south to the intersection of CR530 & Harmon, the land is located to the Northeast of this intersection. Watch for Signs.

Off-Site Auction Location: We will conduct the auction live, Off-Site at the Women’s Building, Woods County Fairgrounds in Alva Oklahoma on Saturday August 19th at 10 am.

Land Information: This is an established cropland quarter with good loamy soils and has power, and a water well at the far northwest part of the tract. The farm to the north has a permanent five wire fence, and the farm to the east has a semi-permanent barbed / hot wire fence. The farm has a slightly rolling terrain towards the center for drainage and is properly terraced.

FSA Information: As per the Alfalfa County Farm Service Agency, the farm has an established Wheat base acreage of 153.2, with a PLC Yield of 32 Bushels. Total Farmland listed with FSA is 157.38 acres.

Soil Information: Principle soil types include Class IIe Grant Silt Loam, 1 to 3 percent slopes, Class IVe Grant-Nash Complex, 3 to 8 percent slopes, Class Ie Pond Creek Silt Loam, 0 to 1 percent slopes, Class IIIs Wisby Sandy Loam, 1 to 3 percent slopes, Class IIw Port Silt Loam, 0 to 1 percent slopes. 

Tax Information: Estimated taxes for 2016 was $736.45. 2017 taxes shall be prorated to the date of closing.  

Possession: Possession will be given at closing and upon payment in full. The current crop will be removed, and te land will be clean and prepared for fall planting.

Minerals: The land will be sold "surface only", no mineral interest is being sold.
