The 40 acres more or less will be sold by the tract, not by the acre. Acreage amount was obtained from the Callaway Co. USDA-FSA Office.

SURVEY: Buyer(s) and Seller agree to share equally in the total survey expense of $1,500.00 if tracts sell separately. If the property sells as 40 +/- acres, then there will not be a survey & you will be buying 40 acres more or less.

Whatever is left in the home, outbuildings and property will stay with the property. Seller will not be responsible for removing any left personal property items.
