5. BEING TAX MAP 136, PARCEL 10.00 IN THE WEAKLEY COUNTY TAX ASSESSOR’S OFFICE.

6. DEED REFERENCE: DEED BOOK 355, PAGE 437, DEED BOOK 354, PAGE 36 REGISTER’S OFFICE OF WEAKLEY COUNTY, TN.

7. PROPERTY WAS SURVEYED ON SEPTEMBER 12, 2017 BY JAMES W. CROCKER OF CROCKER-PRATHER LAND SURVEYING, 397 HERMAN BROOKS ROAD, MARTIN, TN 38237, RLS # 1125.

8. TERMS ON REAL ESTATE: 15% DOWN DAY OF AUCTION. BALANCE DUE WITHIN 30 DAYS UPON DELIVERY OF DEED. 11. POSSESSION OF PROPERTY WITH DEED TRANSFER AT CLOSING, SUBJECT TO ANY CROP RENTAL CARRY OVER UNDER A WRITTEN 3 YEAR RENTAL AGREEMENT TO COOPER BROS. FARM BY MARK COOPER FOR THE YEARS 2015-2016 AND 2017.

13. THERE IS NO STATEMENT IN THE LEASE THAT REQUIRES A NOTICE TO TERMINATE THE LEASE.

14. THE SELLER BELIEVES THE LEASE TERMINATES AFTER THE CROP YEAR 2017.

15. ANY DISAGREEMENT OVER THIS LEASE SHALL BE BETWEEN THE NEW OWNER AND COOPER BROTHERS FARMS, RANDY COOPER AND MARK COOPER.

16. PURCHASER SHALL BID ACCORDINGLY HAVING THE KNOWLEDGE OF THE EXISTENCE OF THIS LEASE.

17. ALEXANDER AUCTIONS & REAL ESTATE SALES AND ALL AGENTS WORKING AT THIS AUCTION ARE ACTING AS AN AGENT FOR THE SELLER.

18. PURCHASERS AND PURCHASER’S REPRESENTATIVES HAVE HAD THE OPPORTUNITY TO INSPECT THIS PROPERTY AND WILL AGREE TO ALL BIDS AND PURCHASE SAID PROPERTY AS A RESULT OF THEIR INSPECTION.
